RM Watson was engaged by The Owners of Strata Plan 77663 and City Build Consultants to deliver a comprehensive façade upgrade of the residential site located at 161 Kent Street, Millers Point. Specific works completed across the project included:
- The removal of 2,000m2 of combustible ACP cladding and installation of replacement solid aluminium panels across the Southern, Eastern and Western elevations of the site.
- Design and installation of a new facade membrane system - Dulux Acratex AcraSkin was selected due to its ability to bridge surface cracking and enhance the overall appearance of the building, while simultaneously providing long term protection against water ingress and carbonation.
- Refurbishment of the building rooftop including installation of new waterproof membrane system and replacement of tiles.
- Upgrade of the rooftop pool.
- Sealant replacement and isolated concrete facade repairs across Southern, Eastern and Western elevations.
A combination of access systems were implemented across the project to allow for sufficient access to all facades and also mitigate the risks associated with working on a 27 storey-high structure with three street frontages in the centre of Sydney’s CBD. Access systems in place across the project included:
- Mastclimber and scaffold along the eastern facade,
- Rope access and hoisting scaffold on the southern facade (Gas Lane)
- Combination of swing stage and scaffold access on the western elevation.
