RM Watson has been engaged by Dexus to deliver a complete upgrade of the rooftop membrane of the iconic Harry Seidler designed 25 Martin Place tower located in the heart of Sydney’s CBD. Works to be completed across the duration of the project include:

• The demolition and disposal of the original membrane and topping slab spanning 1,500m2 and removal of redundant plant equipment, BMU track and pedestals.
• Installation of a bespoke designed three-layer torch-on membrane system spanning the entire 1,500m2 rooftop.
• Treatment of 146 BMU track pedestals consisting of the demolition of the original supports, repair of all corroding steel posts, installation of membrane system and re-pouring and coating of all concrete pedestals to encase the repaired steel posts and match the existing appearance of the heritage listed roof.
• Recoating of plant core and perimeter rooftop parapet walls.

Minimising the impact of the works on the normal operations of the site was crucial, given the requirements of high profile commercial tenants who reside in the tower. RM Watson have worked closely with Dexus across the duration of the project to sequence the works to minimise impact as much as possible.

The demolition and disposal of the original topping slab and membrane system was the most significant source of disruption across the project. RM Watson programmed for these works to occur outside of normal business hours, helping realise programme efficiencies and maintain strong working relationships with key project stakeholders.

Upon commencement of works on site RM Watson recommended to Dexus to forgo the installation of the replacement topping slab to the entire rooftop overtop the new torch-on membrane. This recommendation helped realise significant cost savings for the project.
