Scope

RM Watson was engaged by CBRE to undertake significant heritage restoration works on a pair of historically significant Early Victorian terraces located in The Rocks. Built in 1866, these three-storey sandstone buildings represent a remarkable example of Sydney's colonial architecture, featuring coursed ashlar yellow-block sandstone believed to be quarried from the site itself.

The symmetrical terraces showcase exceptional Victorian craftsmanship, with sparrow-peck finished stonework on the front facades featuring margined borders and fine joints. The properties retain many original architectural elements, including arched timber windows, segmental fanlights, and decorative first-floor verandahs with period lacework balustrading.

RM Watson was tasked with addressing critical structural and aesthetic concerns across these heritage assets. Key elements included:

Stonework Restoration: Comprehensive restoration of the sandstone facades, including replacement of severely degraded upper facade stones, removal of non-breathable paint coatings, and specialised treatment of salt-affected areas. Particular attention was paid to the corbels, cornices, and parapet stones which required urgent stabilisation.

Chimney Remediation: Complete reconstruction of the two original chimneys above roof level, with selective stone replacement and conservation works to the third chimney. All works included installation of new lead flashings and engineering-specified stabilisation measures.

Drainage and Moisture Management: Implementation of a holistic water management solution to address both the aging stormwater system and rising damp issues affecting the lower courses of stonework. This included comprehensive drainage upgrades and specialised treatments to protect the building's foundation.

Timber Restoration: Targeted repairs to original timber elements including dormer windows, verandah structures, and facade details. Our approach prioritised the retention and restoration of the original building fabric where possible, with like-for-like replacement only where structurally necessary.

The project demonstrates RM Watson's expertise in heritage restoration works, combining traditional stonemasonry techniques with modern conservation principles to ensure these significant buildings are preserved for future generations.
