Scope

48-50 Birriga Road is a residential strata complex housing thirteen luxury apartments across a tiered, four-level building. RM Watson was engaged to rectify the various structural and waterproofing defects associated with the original construction of the site.

Our team of remedial specialists delivered a comprehensive scope of rectification works transforming the appearance, durability and thermal performance of the high-end residential complex.

Key highlights of the project included:

  • The upgrade of external waterproofing elements through the installation of an Enduroflex Waterproofing system with a torch-applied bitumen sheet membrane over tapered foam insulation, achieving a perfect 1:80 fall and a thermal rating of R3.
  • Transformation of the existing facade through the installation of an upgraded balustrade system and external glazing and the re-coating of the building exterior using Taubman’s Armawall Armashield.
  • Upgrade of internal building elements including the replacement of top floor gyprock ceilings and the installation of insulation batts to achieve improved thermal comfort for the valued residents.

The finished product is a great demonstration of RM Watson’s expertise in delivering not only a successful remediation package, but a full asset repositioning scope of works that added significant value to the prestigious Eastern Suburbs site.
