93 Pacific Highway, North Sydney

Located in the heart of North Sydney, 93 Pacific Highway isa prominent 16-storey mixed-use development featuring commercial offices, residential apartments, and ground floor retail spaces.

RM Watson has been engaged to undertake critical fire safety compliance upgrades across the property in response to the issuance of a Fire Safety Order from North Sydney Council. The project involves the wholesale removal of flammable ACP cladding across all external facades and the installation of an NCC-compliant façade cladding system to satisfy the requirements of the North Sydney Council FSO.

As Principal Contractor, RM Watson are managing all aspects of this essential remediation work, including:

• Complete removal and recycling of existing combustible cladding panels, sub-framing, and packing materials.
• Thorough assessment and remediation of underlying structure and substrates including façade concrete repairs to exposed slab edges discovered during the cladding removal process.
• Application of high-performance pliable membrane for enhanced protection against water ingress.
• Installation of fully NCC-compliant non-combustible cladding system inclusive of new sub-framing and non-combustible packing elements.

In response to the tight building footprint, our project team have developed a site-specific methodology and materials handling plan to manage the complexities of working on an operational mixed-use building. Our strategic implementation of mast climbers and a B Class gantry hoarding have helped overcome significant access constraints while ensuring public safety and minimising tenant disruption.
