Scope

Originally constructed in 2015, the Otto 1 residential development in Rosebery required significant remediation works to address various building defects affecting resident safety and comfort. The complex experienced extensive water ingress issues stemming from a systemic failure of the balcony waterproofing system, alongside other structural and compliance challenges that needed resolution.

In 2023, the Owners Corporation and Icon Project Management appointed RM Watson to undertake a comprehensive remediation program. Working closely with all stakeholders, our team developed and implemented solutions to meet three critical objectives:

  • Upgrade the waterproofing systems to eliminate water ingress issues and protect resident living spaces.
  • Execution of all necessary upgrades to achieve full compliance with the National Construction Code, ensuring the building meets current building standards.
  • Remediation of structural elements to resolve safety concerns and provide residents with a secure living environment.

Under a Design & Construct contract, the RM Watson Project Team delivered the following scope items.

  • Design and installation of a bespoke Fatra balcony membrane system which achieved full compliance with the NCC while simultaneously enabling the retention of the original balcony doors, delivering a significant cost saving to the owners.
  • Wholesale replacement of the original non-compliant balustrade system to meet current safety standards.
  • Replacement of the flammable cladding across façade elements and installation of a new 3mm thick solid aluminium cladding system.
  • Re-coating of external façades across the 3 buildings.

Through implementation of a tailored resident communication strategy and effective stakeholder management, the project was completed four months ahead of schedule. The finished result showcases RM Watson's commitment to excellence, delivering not only essential remediation works but a comprehensive upgrade that has enhanced the property's overall value and resident satisfaction.
